Tenant Information

  • Scheduled appointments are required in viewing our listed properties.
  • Applicant will need a picture I.D.
  • Valid Social Security Number.
  • Proof of Income.
  • Pay the $50.00 processing fee.
  • Credit Report and Criminal Background check will be performed.
  • All rents are due on the 1st day of each month. On the 6th day of the month the tenant will be charged a late fee, which will not exceed $15.00 or five percent of the rental payment, whichever is greater. If rent is late, only money orders or cashier’s checks will be accepted.
  • Returned check fee is $25.00
  • Summary ejectment (eviction) proceedings will be filed if rent not paid on time in accordance with NC statute.
  • Administrative fee is charged for summary ejectment.
  • Security deposit will be held by Quarters Real Estate Services, LLC.
  • Checks are made payable to Quarters Real Estate Services.
  • If pets are allowed it will be noted on the information sheet.
  • All pet fees are non-refundable.
  • 30 day written notice is required before the end of the month in which you intend to vacate. If you do not plan to vacate you may sign a new lease renewal or remain on a month to month rental.
  • We require all Tenants purchase renter’s insurance.
  • Read your Rental Contract.
  • Read your Move-in Inspection form.
  • Read and understand the Maintenance Addendum. This form will give you the Tenant specific examples of things you are responsible for maintaining during the term of your lease.
  • Good housekeeping is expected of everyone!
  • When you vacate the property it must be in the condition in which you found it. Normal wear and tear as noted in your contract.
